About the ko chang land

This is an extremely rare opportunity to acquire a 22Rai+ parcel of ko chang land located on the south/west corner of Koh Chang, in between Balain Beach and Bang Bao pier, about 5 minutes in either direction.

The land titles are designated Chanote which are the highest land titles in Thailand, offering significantly higher security and protection over lesser land titles that are more common on Koh Chang.

The larger land is west coast facing, offering stunning ocean and sunset views, cool ocean breezes and can never be build out or compromised. The ocean frontage is 340 meters of gently sloping land, and at it's deepest land border is 120 meters. The road border is approximately 360 meters.

Currently, the land has a 32 bungalow resort, which was most recently used by a successful wellness company. The resort includes the bungalows, offices, large swimming pool, kitchen, restaurant, meeting rooms and staff accommodation. The resort also comes with a diesel generator that covers 100% of the facility. Whilst we will not dismantle the resort and the new buyer can make use of it, we have not factored the value of the resort into the price of the land, as some potential Buyers may prefer to build a new resort or residential properties, or a mix of both.

It should be noted that the resort has been vacated during the pandemic and up till now. The condition of the property would be described as average to poor in some areas and will require a detailed renovation if it were to be used as a resort - the images below were taken pre-pandemic.

Prior to the wellness facility, the original owner ran the resort as Nisa Cabana.

The land is directly adjoining the Aquarius Development, that will bring high-end residential, a 200-key hotel and condominiums to the area, meaning there will be high restaurants, bars and facilities directly adjacent. Our Koh Chang land is higher than Aquarius and of significantly better land title.

The much talked about road around the island may not yet be a reality, but much like Phuket or Samui, eventually there will be a road that circles Koh Chang, which will benefit this corner significantly.
